Someone with a net worth exceeding $1M, not including the equity in their primary residence OR has AGI > $200K (single) | AGI > $300K (married) for the previous past (2) tax years. Quarterly; with distribution goal to take place within 30 days of quarter end (QE). Distributions will start (6) months after first profitable operating quarter.
Share buybacks with cash on hand or financed through the entity. The Sponsors (general partners) expect to hold this investment for (7) +/- years before recapitalizing or selling to alternate investment group(s).
In some circumstances, if limited members need to divest early, a book value (valuation) may be made for their shares (equity less depreciation). Alternately, members are welcome to sell their entire interest to any approved 3rd party at whatever price is agreed to by those parties. Additional fees may be applicable to cover costs of increased tax preparation, legal fees, or similar. We recommend that buyers and sellers split these fees equally.
Please view the pro forma for return projections. If you own 10% of a deal, then your annual net cashflow would be 10% of the distributed capital (which is always equal to or less than Net Income). Note - returns may vary as past success is not indicative of future returns.
We do not publish IRR figures because we intend to buy and hold.
K1's are prepared by a retained CPA of choice immediately following the close of every tax year, and forms are distributed in March. If forms have not been received by March, check your spam folder settings and contact us directly.
The goal is to overfund a small margin of the capital raise and budget for all cash uses between now and profitability, based upon our initial budgeting. While our team has substantial experience in underwriting and projecting future expenses, there are a variety of risks that can influence financial performance. You should not invest 100% of available cash-on-hand into any investment in case a capital call is required.
Some of the greatest risk factors in making investments with our firm and other firms like ours include but are not limited to: future interest rates, unexpected changes in demand, expense management, inflation, major weather events such as floods and tornadoes, changes in local / state / federal laws that impact business, and other potential influencers.
Sponsor (General Partner) may have an interest in vendors and contractors hired to work on this project, including but not limited to: Beal Properties, Beal Real Estate, Ypsilanti Ace Hardware, One Source Total Property Solutions, and Wright Mechanical.
